The theatre was among the first buildings in the world to be illuminated entirely by incandescent light bulbs — some 3,500 carbon-filament lamps — and it incorporated one of the earliest central air-conditioning systems ever installed. <p class="wp-block-paragraph">When Roosevelt University acquired the building in 1946 to save it from demolition, much of the theatre sat dormant for two decades. Trustee Beatrice Spachner led the fundraising effort that brought in $3 million for a restoration overseen by architect Harry Weese, culminating in the 1967 reopening. A further restoration project announced in late 2025 targets the stained-glass skylight and Sullivan&#8217;s original Celtic stenciling, with completion expected in fall 2027.</p>

Founded in 1971 by Owsley Manier and Brugh Reynolds, the club began as an intimate listening room seating around 200 and expanded to its current 500-person capacity in the early 1980s, anchoring what locals call the Elliston Place &#8216;Rock Block.&#8217;</p>
<p class="wp-block-paragraph">Over more than five decades, Exit/In has hosted a remarkable cross-section of American music history—early sets by a then-unknown Jimmy Buffett, frequent stand-up appearances by Steve Martin before his national breakthrough, and performances by Johnny Cash, Linda Ronstadt, Muddy Waters, R.E.M., and the Red Hot Chili Peppers. Music historians have ranked it alongside the Troubadour in Los Angeles and the Bottom Line in New York as one of the most pivotal popular music clubs in the United States during the 1970s and 1980s.</p>

After light renovations to the bathrooms, green room, and exterior mural wall, Exit/In reopened in the spring of 2023 and has continued booking independent rock, indie, and alternative acts.</p>

Sting is famously photographed wearing an Exit/In shirt on the back cover of The Police&#8217;s 1980 album Zenyatta Mondatta, giving the club an unexpected moment of global visibility.</p>
